Community is an essential part of family, of lifestyle, and of real estate.

Understanding local conditions in Torrance is important when it comes to buying and selling real estate, but the neighborhood you choose can have a dramatic impact on all other aspects of your life as well.

Community Information for the areas I serve

TorranceTorrance is more vibrant than ever!  There is always something exciting to do or see.  Whether it is taking in a show, enjoying an outdoor festival, attending a community class, or simply hanging out and enjoying Torrance’s unique culture. It is the people that make Torrance special.  This is a place to work, live and call home.

Redondo Beach - Located in the choice coastal edge of Los Angeles County, just twenty miles from downtown Los Angeles and seven miles south of Los Angeles International Airport, Redondo Beach has been a preferred resort destination for more than a century and one of the most desirable areas to live in the country. The City’s population has been slowly, but steadily growing in the past few years. As of January 2000, the Census reports a total population of 63,261. Median home price is approximately $465,000[1]

Hawthorne - The City of Hawthorne possesses a shared vision towards the future to create a great city and build an economy which supports the community's desire for a high quality of life.  Incorporated in 1922, the City of Hawthorne currently has a population of nearly 87,000 within a six square mile area. Ideally located near the Los Angeles International Airport, connected by rail to the Port of Los Angeles and downtown Los Angeles, and surrounded by the San Diego (I-405), Harbor (I-110), and Glenn M. Anderson (I-105) Freeways, the City of Hawthorne could easily be termed the "Hub of the South Bay." By virtue of its location, Hawthorne affords easy, quick access to all that Southern California offers; culture, sports, entertainment, mountains, and beaches. Temperatures in the area are always among the most pleasant in the Los Angeles basin.

Gardena - Gardena’s attractive, family-oriented neighborhoods provide a wide variety of housing options for all residents. 20,000 residential units are available in the City and another 283 single-family units in three new gated communities will become available in the next year. The City has 280 subsidized senior housing units in three senior communities. About one-half of the residential units existing in the City are single family units. The apartments/multi-family housing has very liveable densities. About 10% of the housing stock in the City was built in the last 25 years. The majority of the residential neighborhoods are mature with lush landscaping and well maintained buildings and large family-sized yards.

Tips for Finding the Perfect Neighborhood

1. Make a list of all of the amenities that are close by in the neighborhood you are considering as your new residence.  Keep in mind what distances and routes to each of these places are acceptable and what are not.

2.  Determine what the best features of the neighborhoods are.  This is especially helpful if you are deciding between a few different neighborhoods.

Are there parks nearby?
Is it scenic and visually appealing?
Are there quiet areas, streets, culs de sac?
Are the people friendly in the neighborhood?
Is the neighborhood clean?  Yards, streets, parks?
Are there nice trees and foliage?
Do the lots have large or small yards?
Are there walkways and are they easily accessible?
Is it a safe neighborhood?
What are the market values of the homes in the area?
Are there many houses for sale?
How long ago was the community developed?
What is the average age of the people in the area?
Are there families with small children in the area?
What is the proximity to schools?
Are there community events or organizations?

3.  Walk around in the neighborhood.  The best way to determine the cleanliness and friendliness of the neighborhood is to walk around in it and meet its residents.
